Hamilton: Beaumont Street

Our Beaumont Street project, approx. $250K, was a side extension adding a new bathroom and laundry while opening up the client’s living space. Once the new rooms were finished, we removed the original bathroom entirely to create a wider passageway and a more open, connected living area, along with new windows, doors and skylights to bring in natural light.

Building this one hard up against the side boundary meant we had no access to the exterior wall once the frame was up, so cladding had to be pre-installed and fire-rating requirements met before the frames were even stood. Carrington: A Boundary-to-Boundary Build

We’ve also completed a project in Carrington built boundary to boundary, which meant incorporating fire walls and hand-pitching the frames on site rather than craning prefabricated sections into place. It’s a similar challenge to Beaumont Street, tight-block construction that demands more careful sequencing and compliance, and it’s a common scenario across Carrington’s older, narrower lots. Hand-pitching frames on site generally takes longer than installing prefabricated sections, which is worth factoring into both cost and timeline expectations for a similar block.

Tighes Hill: A Near-Complete Extension

We’re currently finishing an extension in Tighes Hill that includes polished concrete flooring, a finish that’s become increasingly popular for its durability and clean, contemporary look against the character of an older home.
